What to know about hardwood/engineered wood

Wood flooring communicates quality. In commercial environments where first impressions carry weight, lobbies, executive offices, upscale retail, and hospitality properties rely on hardwood and engineered wood to set the tone. These surfaces deliver an aesthetic that no other flooring category fully replicates, while providing durability and longevity that justifies the investment over the building's lifecycle.

ACS brings over 30 years of commercial flooring expertise to every wood flooring project. We know how to spec it right for the environment, prepare the subfloor properly, and execute an installation that holds up for decades. One team, one point of contact, from material sourcing through the finished result.

Key features of hardwood/engineered wood flooring

Solid vs. Engineered Construction

Solid hardwood offers maximum refinishability; engineered wood provides dimensional stability in variable humidity conditions common in commercial construction, making it the preferred choice for most commercial applications.

Subfloor Compatibility

Engineered wood can be installed over concrete subfloors using glue-down or floating methods, accommodating the structural realities of most commercial facilities.

Refinishability

Depending on product thickness, engineered wood can be sanded and refinished multiple times, extending the useful life of the floor well beyond the initial installation.

Aesthetic Range

Available in a broad selection of species, stain tones, plank widths, and surface finishes to integrate with any commercial design concept.

Acoustic Underlayment Options

Appropriate underlayment systems reduce impact sound transmission in multi-story commercial buildings, supporting occupant comfort and code compliance.

Long-Term Asset Value

Well-maintained wood flooring contributes to the perceived and assessed value of commercial real estate, with implications for Net Operating Income (NOI).*

* NOI (Net Operating Income) is a commercial real estate metric that measures a property's income after operating expenses. Flooring upgrades can influence NOI by reducing maintenance costs and supporting higher rental rates or property valuations.

Pros

  • Premium aesthetic that elevates commercial space quality
  • Refinishable surface extends lifecycle beyond initial installation
  • Compatible with concrete subfloors via appropriate installation methods
  • Long-term durability with proper maintenance
  • Contributes to commercial property asset value

Cons

  • Higher material and installation cost than soft surfaces and LVP
  • Not recommended for high-moisture environments: restrooms, commercial kitchens, or unconditioned spaces
  • Climate sensitivity: requires stable humidity and temperature in the facility
  • Longer lead times than soft surface or LVP alternatives

FAQ's about Hardwood & Engineered Wood

Solid hardwood is milled from a single piece of wood and can be refinished more times over its life. Engineered wood uses a real wood veneer over a multi-layer core that resists expansion and contraction caused by humidity changes, making it better suited to most commercial environments where climate control may vary. For the majority of commercial projects, engineered wood is the recommended specification.

Engineered wood can be glued directly to concrete subfloors, which are common in commercial construction. Solid hardwood installation over concrete is more limited and typically requires an intermediate subfloor layer. ACS will assess your subfloor conditions during the project scoping process.

Wood flooring is most commonly specified in building lobbies, executive and private offices, upscale retail, hospitality venues, and conference spaces. It is not recommended for restrooms, commercial kitchens, or other high-moisture areas.
